AppreoDesk Privacy Policy

AppreoDesk LLC, a Florida limited liability company ("AppreoDesk," "we," "us"), provides software that helps appraisal coordination companies manage their appraiser relationships (the "Service"). This Privacy Policy explains what information the Service collects, how it is used, and how it is protected.

1. Who This Policy Covers

This Policy applies to (a) staff users at a company that subscribes to the Service ("Customer"), and (b) appraisers whose information a Customer enters into the Service or who log in to their own appraiser portal account. If you are an appraiser and have questions about your data, please contact the coordination company you work with directly — they control that data as our Customer, and we process it on their behalf.

2. Information We Collect

Depending on how the Service is used, we collect:
  • Contact and profile information: name, email address, phone number, mailing address, company name, and license/coverage details (states, counties, property types).
  • Licensing and insurance records: license numbers, states, expiration dates, and errors & omissions (E&O) insurance policy details.
  • Fee schedules submitted by appraisers or entered by staff.
  • References to third-party portals or systems an appraiser uses (name and, if provided, a login URL) — never the associated password.
  • Documents voluntarily uploaded to the Service, such as licenses, resumes, signed agreements, or background checks. We do not require or programmatically extract Social Security Numbers or other tax identification numbers from any uploaded document.
  • SMS communications sent through the Service, along with the date/time of an appraiser's consent to receive text messages and any later opt-out.
  • A company logo, if uploaded, for use in email signature creation.
  • Activity and audit logs recording actions taken within the Service, for security and compliance purposes.

3. What We Do Not Collect

The Service is deliberately designed not to collect or store passwords or login credentials for any third-party system (email, phone systems, appraisal platforms, or otherwise). Where the Service tracks that an appraiser uses a given portal, it stores only a reference to that portal — never the credential itself.

4. How We Use Information

We use the information described above to:
  • Operate the Service, including displaying appraiser records, tracking credential expiration, and generating onboarding checklists and summaries.
  • Send text messages an appraiser has consented to receive, and record that consent as required by law (including the Telephone Consumer Protection Act).
  • Maintain security, including row-level access controls that keep each Customer's data separate from every other Customer's.
  • Comply with legal obligations and respond to lawful requests.

5. How Information Is Shared

We do not sell personal information. We share information only as necessary to operate the Service, including with Twilio, Inc., our SMS delivery provider, solely to transmit text messages a Customer or appraiser has requested or consented to. We may also disclose information if required by law or to protect the rights, safety, or property of AppreoDesk, our Customers, or others.

6. Data Storage and Security

Information is stored using Supabase's managed database and file storage infrastructure, protected by database-enforced access controls that isolate each Customer's data from every other Customer's, even though all Customers share the same underlying system. Access to a given Customer's data is limited to that Customer's authorized staff and, where applicable, individual appraisers viewing only their own records.

7. Data Retention and Deletion

We retain information for as long as a Customer's subscription is active and as needed to comply with legal, tax, or recordkeeping obligations. A Customer may request deletion of data no longer needed by contacting us directly.

8. Your Choices

An appraiser who has been given portal access can view and update certain information about themselves directly. An appraiser may opt out of SMS communications at any time; we record the date of that opt-out and stop sending messages accordingly.

9. Children's Privacy

The Service is intended for business use by adults and is not directed to individuals under 18.

10. Changes to This Policy

We may update this Policy from time to time. If we make material changes, we will update the "Last updated" date above and, where appropriate, notify Customers directly.
